I found this property by door-knocking pre-foreclosures in Mid-City. The homeowner was being foreclosed on by a hard money lender. She had lost her husband, mother, and sister in the same month and fell behind on payments. She was in her darkest hour and about to lose the house.
Most investors would have walked away from the complexity. I saw an opportunity to help her and create value at the same time.
I paid off the hard money lender to stop the foreclosure. This gave her breathing room and saved her credit from complete destruction.
I found her a new place to live and prepaid a full year of rent. She needed stability, not more stress.
Instead of taking all her equity, I asked her to carry back the remainder so she could become an investor in the development. Now she earns passive income instead of losing everything.
